THE PRICE As homeowners ourselves, we all tend to want to "TRY" to get the most money possible when we sell our home. However, "most money possible" is obtained by getting the house sold quickly. Even though a Realtor may tell you your home should be listed at a lower price than you want or need, alot of homeowners (and Realtors, just to get your listing) decide to "TRY" higher and see what happens. Well, here's what happens......you end up losing money and time, creating a negative impression as a "stale listing", and down the road end up selling it for LESS than you originally could have sold it for, had you priced it correctly from the start. There is only "ONE" way to price your home when you list it! We, go back approximately 6 months and compare all homes that sold in your area, that are similar to your home. Just like an appraiser - we note lot size, bedrooms, total rooms, bathrooms, stlye, condition, etc. The number we come up with IS what your home will sell for. Another thing seller's who "overprice" don't realize If a buyer does come along that doesn't know the area and doesn't have someone to represent him (to inform him) and offers to pay for an overpriced home, when he tries to obtain a mortgage, that lender will send out an appraiser (to make sure the bank is lending more money on a house than it's worth), and it will "UNDERAPRAISE". At that point the buyer will be rejected for the mortgage or has the option of coming up with the difference in the appraised value and what he agreed to pay..........and there is not many people out there that will, or can, put up thousands of dollars more to purchase a house that the bank says "isn't worth it". SO REMEMBER, AS MUCH AS YOU'D LIKE THE EXTRA MONEY, AND WE ALL THINK OUR HOMES ARE GREAT!!! BE REALISTIC AND PRICE YOUR HOME EXACTLY WHERE THE MARKET SAYS IT SHOULD BE PRICED!!
